Real Estate Tax
The Real Estate Department collects taxes for each of the approximately 220,000 parcels of property within city limits. Property valuation or assessment is conducted by the Assessor’s Office every two years.
Each November, the Collector of Revenue Office sends a tax notice to all landowners. Taxes are due by December 31st of each year. The large majority of property owners pay their taxes on time each year. Less than four percent of taxpayers violate state laws and miss the December deadline. There is a clear and efficient process in place that allows the Collector of Revenue to collect 100 percent of all real estate taxes due to the City of St. Louis. Late taxpayers are subject to fees, penalties and a potential property sale to recover owed taxes.
All real-estate taxes are due by December 31st of each year. Properties are re-assessed by the Office of the Assessor every second year (odd-numbered years). Re-assessment notices go out around the middle of May.
